Jefferson County market overview

Jefferson County holds the region's biggest employers: Motiva's Port Arthur refinery, the largest in North America (Motiva), ExxonMobil's expanded Beaumont complex (ExxonMobil), the Ports of Beaumont and Port Arthur, and Lamar University.

LNG is the newest driver: Golden Pass LNG at Sabine Pass began exporting in April 2026 (U.S. EIA), and Port Arthur LNG Phase 1 is under construction with trains expected in 2027 and 2028 (Sempra Infrastructure). That keeps demand up for industrial land, laydown yards, shop buildings and contractor offices.

I-10 through Beaumont is the county's busiest road by TxDOT count, followed by US 69 and SH 73. Retail and office space concentrates in Beaumont (Dowlen, Eastex, I-10) and along US 69 in Nederland and Port Arthur.
