Montgomery County market overview
Conroe, the county seat, was the 11th fastest-growing large U.S. city in 2022 and crossed 100,000 residents that year, according to the Census Bureau (U.S. Census Bureau). The county was among the ten Texas counties that added the most residents between July 2024 and July 2025 (Census Bureau estimates via KXAN). TxDOT's busiest count in the county is on I-45 near The Woodlands, with I-69 on the east side, SH 99 (Grand Parkway) and SH 242 close behind.
Willis sits on I-45 just north of Conroe, where I-45 still carries tens of thousands of vehicles a day by TxDOT count and FM 1097 leads west to Lake Conroe. Larger commercial and industrial tracts along I-45 and SH 75 north of Conroe are one of the few remaining sources of interstate frontage this close to Houston.
